Due to delays, approval of the minutes of the previous meeting was deferred to the next meeting of the Committee.

The Committee visited the site prior to the meeting to allow Members to appreciate the proposal in the context of its surroundings.

 

In accordance with the procedure for public participation, Mr Richard Pigott (Agent) spoke in support of the application.

 

Consultation responses were set out in section 5 of the report.

 

It was moved by Councillor Peter Slack, seconded by Councillor Laura Mellstrom and

 

RESOLVED (unanimously)

 

That planning permission be approved subject to the conditions set out in the report, with the following addition:

 

-       That the developer be required to replant the hedges previously removed as referenced by the Parish Council in their submitted representations.

That planning permission be refused for the following reason:

 

The proposal by reason of its scale and design would not reflect the character of the property and surrounding area and would result in significant adverse impacts on the residential amenity of neighbouring properties specifically in terms of overbearing and overshadowing impacts, contrary to Policy PD1 and HC10 of the Adopted Derbyshire Dales Local Plan (2017).
